LAND TRANSFER TAX REBATES



First-time buyers of new and re-sale homes are eligible for rebates on provincial and Toronto land transfer taxes. The maximum that first-time home buyers can receive for provincial land transfer tax (LTT) is $2,000 and for the Toronto LTT its $3,725.


The provincial LTT is payable anywhere in Ontario, including Toronto. As mentioned before, the maximum that a first-time buyer can receive for the provincial LTT is $2,000. For re-sale homes, the provincial rebate only applies to first-time buyers who entered into Agreements of Purchase and Sale after December 13, 2007.


Toronto LTT is payable only for properties in the City of Toronto. The maximum a first-time home buyer can receive is $3,725. The Toronto LTT rebates are in addition to any provincial LTT rebate the buyer qualifies for.


The buyer is considered to be a first-time buyer for the provincial and Toronto LTT if they are at least 18 years of age and must not have previously



ONTARIO LAND TRANSFER TAX REBATE (2026)


1) PROVINCIAL REBATE (ONTARIO-WIDE)


  • Max rebate: $4,000
  • Applies only to first-time home buyers
  • Covers:
    • 100% of the tax on homes up to about $368,000
    • For higher prices, you still get the full $4,000, but pay the rest

Example:

  • $600,000 home → ~$8,000+ tax → minus $4,000 rebate → you pay the remainder

2) TORONTO-ONLY EXTRA REBATE (IF APPLICABLE)


(Not relevant if you’re in Hamilton or most of Ontario)


  • Additional up to $4,475 rebate
  • Only if buying inside the City of Toronto
  • Combined total rebate can reach $8,475

WHO QUALIFIES


To get the Ontario rebate, you must:


  • Be a first-time home buyer (never owned property anywhere)
  • Be 18+
  • Be a Canadian citizen or permanent resident
  • Live in the home as your primary residence within ~9 months

If buying with someone who isn’t a first-time buyer, you may only get a partial rebate.
